The Northern New Jersey market is the central hub for northeast logistics as it links major highway arteries including I-76, I-78, I-81 and I-83 to manufacturing and warehouse markets across the northeastern United States. Past and future growth rely on excellent highway networks, access to a motivated and educated labor pool.
This market is characterized by its proximity to the densest population in the United States and its central location to major U.S. points of entry for both air and waterborne cargo. Newark Liberty International Airport is ranked seventh among the nation's busiest airports and among the top 20 busiest airports in the world. Shipping is a strong industry in New Jersey because of the state's strategic location near the ports of New York and New Jersey — the two busiest ports on the East Coast.
Central New Jersey is a logistics hub for both inbound and outbound regional cargo transport. The market draws tenant demand as a lower cost alternative to neighboring Northern New Jersey while offering acceptable proximity to one-third of the U.S. population with 30 percent of its disposable wealth. Linking companies to customers is the area’s intricate web of highways, runways and ports, including: the New Jersey Turnpike, the fifth busiest highway in the country with access to key markets across the Northeast; the Port of New York/New Jersey, the largest port complex on the eastern seaboard, moving nearly $190 billion in cargo in 2008; and three airports that move 25 percent of all air cargo in the U.S. Fifteen of the world’s largest pharmaceutical companies are based in New Jersey along with the headquarters of 23 Fortune 500 companies.
