IDI Gazeley U.K. Announces Further Project with John Lewis to Develop 638,000 SF (59,000 SQ M) Distribution Centre

Announcement constitutes the third build-to-suit project to date for the retailer at flagship Magna Park Milton Keynes Distribution Park

LONDON, March 18, 2015 – IDI Gazeley (Brookfield Logistics Properties), a leading global investor and developer of logistics warehouses and distribution parks, has today announced the signing of a project to develop a 638,000 SF (59,000 SQ M) built-to-suit warehouse for leading U.K. retailer, John Lewis, at its flagship Magna Park Milton Keynes distribution park.

The announcement constitutes the third build-to suit project to be developed to date for John Lewis following the construction of 1.3 million SF of sustainable warehouse space across two built-to-suit facilities of 650,000 SF (60,000 SQ M) and 668,000 SF (62,000 SQ M) respectively.

Construction of the new distribution centre is due to commence at the beginning of April 2015 and be completed by the start of November.

John Lewis has signed a 25-year lease and intends to use the facility to support its existing distribution centre operations at Magna Park and for the general storage of furniture, electricals and home furnishings.

The building will feature 600,000 SF of warehouse space, together with 38,000 SF of office accommodation over two storeys including a training centre. As with all new IDI Gazeley warehouse developments, the building will be developed to the BREEAM ‘Very Good’ certification.

Speaking about the announcement, Nigel Godfrey IDI Gazeley Executive Director and U.K. Country Head said, “We are extremely pleased to have been chosen once again by John Lewis to develop this important new distribution centre at Magna Park Milton Keynes.

Repeat business is the strongest endorsement and this will be the third build-to-suit project awarded to IDI Gazeley by John Lewis in the past few years. The faith that they have shown in our ability to deliver yet another high specification facility, is testament not only to our recent track record but also the significant annual savings that can be achieved through reduced energy consumption from the wide range of energy saving initiatives and technologies that we provide.”

Also commenting on the project Dino Rocos, Operations Director at John Lewis, said, “As customers’ shopping habits evolve, so too does our operational business model. The new distribution centre will enable us to respond better, react and fulfil omnichannel shopping experiences be it via phone, tablet, desktop or visiting a shop.

For the supply chain this means improving availability. Our new Milton Keynes distribution centre will complement our two existing Magna Park sites built by IDI Gazeley and provide us with the space to continue to build on the improvements we have made in providing better service to our shops and customers.

We are delighted to be partnering with IDI Gazeley on the development of this new distribution centre. They have consistently proven to be the development partner of choice for John Lewis during a time of rapid growth and expansion. We look forward to another successful outcome and working together again.”

Magna Park Milton Keynes is IDI Gazeley’s flagship U.K. logistics and distribution park, strategically located between junctions 13 and 14 of the M1, offering up to 4.4 million SF of grade A, sustainable distribution space. It is home to the national distribution operations of leading UK retailers John Lewis and Waitrose together with soft drinks manufacturer AG Barr in over 3 million SF of distribution space. In 2014 it received the much coveted award of “Best Overall Scheme” by the U.K. Industrial Agents Society (IAS).
