IDI Gazeley Italy Announces Completion and Handover of Major New 35,000 sq m (376,737 sq ft) Regional Distribution Center for Leading Global Fashion and Cosmetics Retailer L’Oreal

State-of-the-art build-to-suit distribution facility developed to the customer’s detailed requirements was constructed at IDI Gazeley Italy’s flagship development site Magna Park Villanterio situated to the south of Milan

The building represents one of the largest new build warehouse development projects to be completed within the last 12 months in the Italian industrial real estate market

Project is further evidence of the commitment to extending customer service and investment IDI Gazeley is making across Europe and in the north Italian logistics market in particular

MILAN, 16 July 2014 – IDI Gazeley (Brookfield Logistics Properties), a leading global investor and developer of sustainable logistics warehouses and distribution parks throughout Europe, North America and China has today announced the completion and handover of a new, state-of-the-art 35,000 sq m (376,737 sq ft) regional distribution centre for leading global fashion and cosmetics retailer L’Oréal at Magna Park Villanterio situated to the south of Milan.

The state-of-the-art facility is one of the most advanced of its kind ever constructed by IDI Gazeley in Europe in terms of its environmental specification and footprint. It is equipped with a range of cutting-edge environmental technologies and energy saving solutions that combine efficiency and versatility together with market leading energy conservation capabilities.

The facility is located in Villanterio (PV) in the Milan region, along the SS 123 highway that links Pavia to Lodi.

The new logistics site represents a significant, strategic investment for the retailer that will allow it to manage the distribution of its large product range from two different divisions: mass market and professional products for hairstylists, beauty supply shops, and salons.

The property comprises a total area of approximately 35,000 sq m (376,737 sq ft), with 44 single-door loading docks, and it is divided into three cells: the first for managing returns and packing together with packaging small items, while the second and third are dedicated to the stocking, packing, and packaging of large orders.

It also features one of the largest aerosol product storage facilities in the whole of Italy and complies with the so-called Seveso Law, which requires high security levels, including, for example, the adoption of fire-fighting foam systems in additional to traditional water-based systems, which can saturate a volume of around 30,000 cu.m.  This structure covers a surface area of around 3,000 sq m (32,291 sq ft) and is directly connected to the main property.

An office space completes the logistics site, which expands over 1,400 sq m (15,069 sq ft). In total more than 150 employees, both direct and indirect will work at the site on a daily basis.

This was a pioneering project from start to finish, designed down to the smallest detail. It is fully reflective of IDI Gazeley’s expertise in developing bespoke logistics warehouse facilities and the attention to detail we place on providing all-round quality, environmental sustainability, focus on operational costs and execution times.

Going on to say, “This is the first building to be delivered on Magna Park Villanterio which offers one of North Italy’s leading distribution platforms for logistics. The site will accommodate approximately 200,000 sq m (2,152,782 sq ft) of development space where IDI Gazeley expects to welcome retailers, manufacturers and logistics providers seeking to base their operations in Lombardy, East Piedmont and Liguria.

It forms part of a broader network of Magna Park’s IDI Gazeley is developing in the North Italy Distribution market linking two other Magna Parks already in operation and established in Monticelli d’Ongina (Piacenza) and San Bellino (Rovigo) within the province of Emilia Romagna."
