IDI Expands Crossroads Distribution Center with Addition of Two Buildings

Scheduled for Q4 2013 delivery, Building D to be 430,212 SF and Building L to be 241,994 SF

ATLANTA, May 15, 2013 – IDI, a leading full-service industrial real estate company, announced today that it plans to expand its Crossroads Distribution Center in Olive Branch, Miss. Building L is scheduled to be 241,994 square feet with construction expected to be complete in October while Building D will be 430,212 square feet, delivering in December. Currently, Crossroads Distribution Center consists of seven buildings totaling 3,241,011 square feet and primarily serves the Memphis market.

Building D is designed for LEED Core and Shell certification with a 420 foot building depth, cross dock loading, 32 foot clearance and an ESFR sprinkler system. It is intended to fill the needs of mid-range tenants and provides shallower, more divisible cross-dock options. Building L is also designed for LEED Core and Shell certification and will feature 320 foot building depth in a rear loading design, 32 foot clearance and an ESFR sprinkler system. It will be designed as a shallower, front parked building featuring single side loading with a higher parking ration and is targeted for tenants needing as little as 50,000 square feet of space. With the construction of Building L, Stateline Road will be extended approximately one mile from Polk Lane to Forest Hill Irene Road.

Buildings A (452,743 square feet), B (267,843 square feet), C (234,660 square feet), E (801,900 square feet), G (869,892 square feet) and F (800,308 square feet) are existing and, with the exception of Building G, are 100 percent leased. Fully developed, Crossroads Distribution Center will contain approximately 7 million square feet of Class A distribution buildings across 475 acres.
