Momentum Continues at IDI Gazeley’s Park North at Monroe

UGN Automotive inks 232,200 SF lease; New 649,116 SF building slated for late July delivery

ATLANTA, July 15, 2014 – IDI Gazeley, a leading full-service industrial real estate company, today announced UGN, Inc. (UGN) has leased 232,200 square feet in Park North at Monroe - Building 9. UGN, a producer of high quality acoustic, interior trim and thermal management products for the automotive industry, will use the build-to-suit space for light manufacturing and assembly of automotive parts.

“Similar to IDI Gazeley, UGN is focused on quality and sustainability in all that it does,” said Jeremy Kraus, vice president of leasing in IDI Gazeley’s Cincinnati Market office. “Their new facility at Park North at Monroe not only fulfills these requirements, it also provides proximity to existing customer operations, access to a skilled workforce and is located near the regional highway system.”

Park North at Monroe, located near the intersection of Interstate 63 and Interstate 75, is a 440 acre master-planned distribution campus capable of accommodating more than 4 million square feet in future development. Park North at Monroe – Building 4, totaling 649,116 square feet will be finished late July 2014. Other tenants in the park include The Home Depot (657,600 square feet) and Cornerstone Services, Inc. (350,758 square feet).

"The Park North at Monroe expansion serves to further strengthen our position as a world-class manufacturer,” said Peter Anthony, CEO, UGN, Inc. “We look forward to being part of the thriving Monroe business community.”

The UGN lease, which is expandable to include an additional 150,000 square feet, will help accommodate increased demands from current and newly acquired customers. Additionally, UGN worked closely with the City of Monroe, the Warren County Port Authority and the State of Ohio to help make this project possible.

“This project is a perfect example of the many partnerships it can sometimes take to seal the deal, and bring both jobs and investment to our region,” said Johnna Reeder, President and CEO, REDI Cincinnati. “It also showcases our region’s continued expertise in advanced manufacturing and specifically in the automotive industry. More and more companies are looking to have a footprint in our part of Ohio, and in this case, the Monroe area. We fully expect that trend to continue.”

UGN announced this growth will lead to 150 jobs and a multi-million dollar investment for the city of Monroe, Ohio.

“UGN’s growth in Warren County will provide many employment opportunities for area resi-dents and highlights a growing list of world class companies along the County’s I-75 Corri-dor,” said Martin Russell, Director, Warren County Office of Economic Development. “The County looks forward to working with UGN on this first stage of growth and witnessing their increased success for the future.”

Brian Leonard, Steve Schwegman and Tim Spillane with JLL represented UGN in the deal. Jeremy Kraus represented IDI Gazeley.
